What the closure does expose is the limits of the experiential retail thesis that drove the chain's aggressive Southeast Asian expansion: high-footfall, destination-format stores depend on a specific mix of tourist traffic, spending velocity, and lease economics that HarbourFront, post-pandemic, has not consistently delivered.
